I discuss the process with you in detail, letting you know in advance what to expect, in order to maximize efficiency and minimize stress.
I go over your home from top to bottom and suggest low-cost improvements to make it stand out in the buyer’s mind.
I stage your home by adding, removing, or simply rearranging furnishings to create or enhance its spacious, comfortable and inviting feel.
Price
I prepare a Competitive Market Analysis (CMA) containing detailed information about the price, condition and amenities of similar homes in your neighborhood.
I help you determine the price that will generate the most interest from buyers.
I keep a constant eye on market conditions to ensure that our pricing is competitive and on target.
Market
I develop a targeted marketing strategy that focuses on buyer demographics and innovative advertising tactics.
I network within the agent community to generate interest in your home and ensure my colleagues are aware that it is available.
I provide maximum exposure for you home in both print and online media, on both the local and national level.
Evaluate
I review and analyze all offers with you, taking care to point out key details, contingencies, or pitfalls so you can decide which one is right for you.
I negotiate on your behalf with the buyer’s agent to ensure the price and terms of the contract are agreeable to all. The offer with the highest price may not be the best one if other terms do not meet your requirements.
I prepare a net proceeds sheet so you have an estimate of the amount of money you will receive once the sale is complete.
Coordinate
I consult with the buyer’s agent, appraiser, settlement attorney, and any other service providers involved in your sale and supply them with necessary documents and other information.
I ensure all deadlines are met and all parties are kept informed as the transaction progresses.
Settle
I review your settlement statement (HUD-1) to verify that all contract provisions that result in an exchange of funds are included and correct.
I assist you with finding movers, changing utilities and locating general contracting services. Even after settlement is over, I am available for consultation. Please see my “Resources” page for more information.
