Is there a particular good or bad time of year to buy a property?
While there is not a particularly bad time to purchase, buyers often see less competition and more negotiating ability by purchasing in August, during the winter months, or on holiday weekends throughout the year.
Once my offer is accepted, how long does it usually take until closing?
If your mortgage loan has been approved in advance, as we recommend, then your loan can generally close in as little as two weeks. In our market, most sellers will expect a 30-day settlement, but closing dates will be negotiable based on your needs and the needs of the seller.
Will an inspection contingency help or hinder my purchase offer?
A home inspection contingency is important to protect the buyer from unknown and potentially costly repairs. It also may protect the seller from further liability for problems with the house. In competition, however, you will often see buyers waiving the inspection contingency to make their offers more attractive to sellers who want to sell in "as is" condition. We can suggest several ways of increasing your comfort level with this issue, but in the end, the decision to request such a contingency is entirely yours.
