I work as an exclusive buyer’s agent and represent your interests. Each person who buys a home has different criteria, a different time frame and a different budget, so in addition to providing the services listed below, I tailor my approach to fit your individual needs, working as your advocate from day one!

Prepare
  1. I help you assess your goals, objectives, needs and desires as they relate to available homes, market conditions and pricing.
  2. I discuss the process with you in detail, letting you know in advance what to expect, in order to maximize efficiency and minimize stress.
  3. I provide tips and insights to help you understand financing alternatives and ensure you have the best loan for your situation.

Shop
  1. I assist you in targeting your home search by showing you what features to look for and why.
  2. I provide you real-time updates on new listings that meet your criteria via my exclusive “24/7 Property Watch” email notification system.
  3. I listen to your feedback and help you analyze the pros and cons of each as you decide which property will become your new home.

Contract
  1. I share any information I have about the home, such as the seller’s motivation, the presence of competing offers and anything else that could help your negotiating position.
  2. I reveal what it takes to win in a competitive market while still protecting your interests.
  3. I present your contract in person whenever possible, ensuring that there is a personal connection attached to your offer rather than just another faxed set of documents.
  4. I negotiate in your behalf with the seller’s agent to ensure the price and terms of the contract are agreeable to all.

Coordinate
  1. I consult with the service providers involved in your purchase, such as inspectors, appraisers and title attorneys.
  2. I ensure all deadlines are met and all parties are kept informed as the transaction progresses.

Settle
  1. I review your settlement statement (HUD-1) to verify that all contract provisions that result in an exchange of funds are included and correct.
  2. I assist you with finding movers, changing your utilities and obtaining other related services, such as general contractors. Even after settlement is over, I am available for consultation. Please see my “Resources” page for more information.
  3. I provide an avenue for you to evaluate my performance. My success is determined by your satisfaction and your feedback is extremely valuable to me.
